What is Home Staging?

Home Staging means using your time frame and budget to prepare your house for sale so that it sells in the quickest time and for the best price possible.

Why should I stage my home?

Before you try to sell your car, what do you usually do? Clean, declutter and do only the most necessary repairs. Staging your home is just like detailing your car!

  • The investment in staging cost is usually cheaper than a price reduction (national average price reduction is 10%, which equals $20,000 on a $200,000 home!)
  • By staging your house you will keep or add to the value of your home
  • Staged Homes® will statistically sell 2-3 times faster

How much does Home Staging cost?

The cost of having a professional Home Stager come to your property and give you a detailed report can range anywhere from $150.00 to $300.00 and up, depending on the size of the house. If you choose to rent furniture, update appliances etc. it will up the cost, as does having the staging professional do and oversee the actual staging process.

I am an Accredited Staging Professional® , when I am your Real Estate Agent my staging services are FREE to you. Are there any extra costs? NO, unless you want to improve the value of your home with bigger updates! Most times we can use existing furniture and accessories to make a buyer see the qualities of your house.

Steps to stage your home

  1. Stand in the doorway and pick the focal point (fireplace, picture window...)
  2. Make a plan
  3. De-Accessorize
  4. What furniture leaves?
  5. What furniture stays?
  6. Re-Accessorize
  7. Fine Tune; stand back in the doorway

Tips & Tricks

  • For your own safety: Take all family photos down and don't leave personal things (calendars, car keys, childs name on trophies...)
  • Bring the nature in: Leaves and branches work as art in picture frames or in a vase
  • The rule of three: Accessorize in groups; three items that are high, medium and low size
  • Cure carpet indents from moved furniture with ice cubes
  • Quick fix for drywall: Toothpaste
