· Step-by-Step Marketing and Communication Plan – I promise to keep you informed and up-to-date on all market conditions and sales activity. I am personally available every day between 8AM – 10PM. When voicemails are received, I am notified and respond quickly. If I don’t meet your expectations, you can terminate the listing!

· A GUARANTEED SALE! – Ask me for details on our ERA Seller Security Plan. We will sell your house, or ERA will buy it!!!

· Expansive Internet Advertisement – MAXIMUM EXPOSURE! Coast-to-coast and around the world! Your property will be advertised at the following internet sites in addition to SusanPifer.com and ERA.com (represents only a partial listing of websites):

· Open Houses / Realtor Previews – Open house can stimulate activity and can be responsible for the sale of some homes, but not all. Open houses can be arranged in the event that you are in an active area or have a home that would draw potential buyers. I usually advertise open houses on my website, Davie Enterprise, Clemmons Courier, Winston Salem Journal and open house signs placed on various street corners.

· Photoshow – A professional photo slide show providing 10+ photos will be created and included with your MLS, ERA.com, Listingbook.com and many other locations.

· Specialty Marketing Programs – Your home may qualify as a GoldStar Property, or a part of our prestigious International Collection. Maybe your home is located in a Historic District! We have many specialty advertising programs that will help boost the sale of your home!

· Other Real Estate Firms Websites – We also allow our listings to be shown on other Realtors websites for additional exposure.

· Multiple Listing Service (MLS) – Your property will be entered in the Triad Multiple Listing Service. If your property is located in Rowan, Iredell, Mecklenburg or Stanley county, it will also be entered in the Charlotte MLS. There are over 1000 members in each MLS, therefore your property will have high exposure to all sale agents.

· The Real Estate Book and/or Homes & Land Magazine – An ad of your property may be placed in one or more of these home guides, as needed. These guides are distributed throughout the Piedmont Triad area.

· Davie Real Estate Guide – An ad of your property will be placed in local Davie Real Estate Guide. This guide is distributed throughout Mocksville, Advance, Hillsdale, Farmington, Bermuda Run, Cooleemee, Clemmons and surrounding areas. If your home is located in a surrounding county other than Davie, an ad will be placed in additional appropriate publications.

· Home Spotter Magazine – Your property will be advertised in the Home Spotter Magazine that is distributed throughout the Piedmont Triad area.

· Davie Enterprise and/or Clemmons Courier Newspapers – Your property will get exposure on or more times per month in these local newspapers.

· Salisbury Post, Statesville News & Record, Winston Salem Journal, High Point Enterprise & various other local news sources – depending on the location of your property.

· A large professional ERA Premier Realty “FOR SALE” sign is placed on your property for quick and courteous response – This sign is one of the most important marketing tools available and acts as a 24‑hour salesperson. The office number and cell number are displayed on the sign.

· Directional signs – These signs will guide prospective purchasers to your home. These signs will be placed on various street corners where necessary and/or possible.

· Flyer Box – Upon request, a flyer box will be placed in front of your home with the necessary information and pictures highlighting special features about your home.

· Establish a realistic asking price – I will perform a comparable market analysis on homes or land that are for sale and have sold in the past 6 months and how long it took to sell. “A house priced right is already half sold.”

· Make recommendations and tips on preparing your home to show and to be more marketable – Ask about ERA’s 5-Point Marketing Plan and GoldStar program. Many times a small investment in time or money will help you sell your home. The way you live in your home and the way you sell your home are not the same.

· Contracts and paperwork – I will present all offers to you, explain the offer to purchase contract in detail to you, assist you in negotiating the price and terms, once offer is accepted, will track all deadlines and represent you at closing.
